Local Planning Authorities ('LPAs') will be obliged to prepare, maintain & publish registers of brownfield land suitable for residential development.

In further good news for community led housing groups in April 2017, this obligation will begin from 16 April 2017

It follows a pilot of the scheme, carried out across 73 councils. You can see an example of an existing brownfield register here.

To be included in the register, brownfield land must meet certain criteria:

  • The land must have an area of at least 0.25 hectares, or be capable of supporting at least 5 dwellings.
  • The land must be suitable and available for residential development.
  • Residential development of the land must be 'achievable', which means that the LPA considers that development is likely to take place within the next 15 years.

Laura Moss comments: "This is good news for community led housing groups, because it should allow suitable sites to be identified more quickly. Groups should continue to bear in mind the contamination risks associated with brownfield sites and ensure that thorough surveys and site investigations are carried out before committing to purchase."
